Our Services

Since 2016 when we relocated to Dorset we have carried out residential surveys to properties from a one bedroom apartment to an 8,000 square foot detached property with a swimming pool complex.

We have carried out surveys to all types of residential property including listed buildings, thatched cottages, stone built cottages and state of the art modern residences in Canford Cliffs and Sandbanks. 


If we are instructed, your residential survey will be carried out by a Chartered Surveyor, not a junior member of staff. We do not provide property valuations or market value appraisals in any of our surveys.


When you commission a RICS Type 2 Homebuyers Survey or a RICS Type 3 Full Building Survey all voids where possible are inspected including the roof space and we use a 11 metre camera pole for the external roof and high level inspection.


We check for dampness within the property using a professional damp meter. We lift drain inspection covers where possible to inspect the condition of the underground drains. We check flood, radon risk and review the EPC online report. We visually check and report on the services to the property. All the external and internal elements of the property are inspected where access can be gained including the boundary walls and fences.



RICS Level 3 survey

Formerly referred to as a Full Structural Survey, the RICS Level 3 Survey is the most comprehensive survey available. The comprehensive survey and report provides an accurate assessment of the condition of the property and illustrates defects with a Red-Amber-Green traffic light summary. This is to assist you to understand the significance of each defect identified and illustrates using digital photographs, any defects and potential problems.


The conclusion to this comprehensive report gives a balanced opinion regarding the overall condition of the property and gives an outline of repair options, advice for your legal advisors and details of any serious risks to the property or grounds. We can tailor the survey to suit any concerns you may have from your initial viewing or if you are planning to extend the property after purchase.

RICS Level 2

A simpler and more succinct format to the RICS Type 3 Survey Report, the RICS Type 2 Homebuyer Survey Report is ideal for modern properties (i.e. those less than 80 years old) and built using conventional materials. Our Homebuyer Survey Reports are bespoke to the property and do not rely upon report writing software, which produce unnecessary or inappropriate ‘standard text’.


The Homebuyer Report is less expensive than the full Building Survey but still provides thorough advice. In particular, it highlights urgent and significant matters with digital images to illustrate defects with a Red-Amber-Green traffic light summary to assist you to understand the significance of each defect identified.
